How much does a self-storage unit cost?

Self-storage is priced per unit, per month. Floor area sets most of the price; the unit’s level and height move it up or down. These are the monthly rents for the size bands sold in Bahrain.

How much does a traditional warehouse cost in Bahrain?

Warehouse listings quote rent three ways: a total monthly rent, a rate per square metre, or an annual figure. Convert each quote to the same monthly basis before comparing it.

Why the cheapest rate per square metre isn't the cheapest bill

Per square metre, a warehouse looks cheaper — BHD 2.5, less than any self-storage unit. But you can't rent 5 m² of a warehouse. The smallest is around 200 m², and you pay for all of it. That's why the price per metre doesn't tell you what you'll pay each month. The squares below show the difference.

The warehouse costs less per metre and still costs 13 times more per month. You pay for the whole 200 m² whether you use it or not. You pay for the minimum, not for what you use.

At large sizes it flips. If you need 500 m² for staff, truck loading and forklift lanes, that's past what self-storage does. Our units stop at 15 m². There a commercial warehouse, at BHD 1,250–1,500 a month, is the right product and the cheaper one.

Climate control changes the price, and in Bahrain it is critical

Bahrain’s summers put stored things through months of heat and damp. Cooling and dehumidification are what stand between that and your furniture, documents, electronics and fabric. Running them costs money. That is why the same floor area prices differently with climate control and without it.

A 200 m² warehouse needs about 12 tons of cooling. The equipment is BHD 2,500. Wiring and fitting cost extra, and it can take a month before the cooling is running. After that it is BHD 80–120 a month on your own electricity bill. None of that is in the BHD 500 rent. A self-storage unit is one monthly rent with all of it already in the price.

Not every self-storage unit is cooled either, so check the one you are about to rent. Confirm it with the staff and visit the unit yourself before you decide.

Does storage cost more in some parts of Bahrain?

Yes. Tubli is central, sits at the top of the market and almost never has space available. The industrial belt out by the port is cheaper and always has something. Wadaya is in Tubli, 11 minutes from the city centre.

Tubli is 11 minutes from the city centre. Sitra and Hidd are around 20. Every visit, every delivery and every mover you hire pays that difference again.

Money does not fix supply. Hidd lists dozens of warehouses at any time, in almost any size. Tubli and Sitra have only a few between them, and when you need one specific size the list can be empty.

What else changes the cost of storage?

Commitment

How long you sign for changes the rate. Month-to-month carries a premium for the freedom to leave; a yearly lease is cheaper per month and you owe the whole term. In Bahrain the split is clean: warehouses lease by the year, self-storage rents by the month.

Promotions

An introductory offer discounts the first month or two. The recurring rent underneath it is the price you will actually live with. Wadaya’s opening offer works the same way: 50% off the first month, with the normal rent shown before you sign.

Fees

Admin fees, lock fees and agent commission are charged on top of rent, and they differ from one operator or landlord to the next. Wadaya charges none of these: no admin fee and no lock fee. Warehouse landlords each set their own.

Handling services

Collection, delivery, packing and pallet handling are usually priced separately from the space itself. No price in this guide includes handling — at Wadaya, trolleys and moving equipment are free to use on site.

Unit characteristics

Two units of the same floor area price differently by level, ceiling height and how easy they are to reach. You can see it in Wadaya’s own catalog: the same floor area at a different price by level and height.

Availability

When a size runs short, its price rises. Some operators also move prices with the season or with demand. Bahrain shows it plainly: Hidd always has warehouses listed; Tubli almost never does.

Compare the total cost

  1. Match the minimum rentable area to the space you actually need.
  2. Compare the normal recurring rent after any promotion ends.
  3. Add deposits, fees, utilities, fit-out and operating costs.
  4. Check which climate, security and access services are included.
  5. Account for travel, loading time and labour.

Distances are driving routes from central Manama to each area’s warehouse zone, Hidd measured at the port industrial area. Hidd and the industrial belt list dozens of warehouses at any time; the central areas list only a few.
Cooling estimate
12 tons of cooling for a 200 m² warehouse. BHD 2,500 is the equipment; wiring and fitting are not included. The units draw about 14 kW over 10 hours a day. EWA non-domestic electricity costs 22 fils per kWh up to 5,000 kWh, and 32 fils above that (ewa.bh, February 2026).

What is the cheapest storage option in Bahrain?

For anything that fits in 15 m², the smallest suitable self-storage unit is the lowest monthly commitment. A warehouse advertises a lower rate per m² but starts at 200 m².

How much does a small self-storage unit cost per month?

How much does a warehouse cost per month?

Traditional warehouse asking rents in this guide run from BHD 400 to BHD 4,500 per month, depending on size, area and specification.

Why is self-storage more expensive per sqm?

You rent a much smaller, ready-to-use amount of space with monthly flexibility, climate protection, security and shared facility services.

Does air-conditioned storage cost more?
